Commercial real estate loan calculators

How the Commercial Mortgage Calculator Works

Every calculator uses the same loan math. Amortizing payments use P × r × (1 + r)n ÷ ((1 + r)n − 1), where r is the monthly rate and n the number of payments; interest-only payments are the balance times the annual rate divided by twelve. Results include the amortization schedule, charts and a CSV export.

01

Commercial Refinance Calculator

Compares the existing loan with a proposed one: the new payment, the monthly and annual change, gross property equity, loan-to-value, DSCR, debt yield and any balloon balance at maturity. Break-even is refinance costs divided by monthly savings, and is not applicable when the new payment is higher. Learn more about commercial loan refinancing.

02

Commercial Cash-Out Refinance Calculator

Gross cash-out is the new loan minus the existing balance; net cash-out also deducts closing costs and any prepayment penalty. When proceeds fall short, the calculator shows the cash required to close instead of a negative result. Read about commercial cash-out refinance options.

03

Bridge Loan Calculator

Bridge loans are short-term and usually interest-only, so the payment is the balance times the annual rate divided by twelve. The calculator totals interest over the term and any extension, shows the payoff at maturity and tests the sale or refinance exit. Explore commercial bridge loans and hard money loans.

04

Commercial Debt Service Calculator

Debt service coverage compares annual net operating income with annual principal and interest. See the DSCR at your loan amount, the debt yield, and the largest loan the NOI supports at a target ratio alongside the LTV limit; the lower of the two usually sets sizing. See commercial property loans.

05

Multifamily Loan Calculator

Multifamily and commercial permanent loans are modelled with 5, 7 or 10-year terms and up to 30-year amortization, with the remaining balance at maturity shown for each scenario. Explore multifamily loans.

06

DSCR Calculator

For long-term rentals, DSCR is monthly rent divided by PITIA: principal and interest plus taxes, insurance and HOA dues. A 1.00x ratio means the rent covers the payment; No-Ratio scenarios to 0.75x are subject to eligibility. Learn about DSCR rental loans.

07

Fix and Flip Loan Calculator

Loans are sized at the lower of the target loan-to-cost (up to 90%) and 75% of after-repair value. The rehab holdback is drawn on an adjustable schedule, interest is charged only on funds advanced, and carrying cost, profit and return on cash are estimated. See fix and flip loans.

08

Ground-Up Construction Loan Calculator

Loans are sized at the lower of the target loan-to-cost (up to 85%) and 75% of completed value. Draws fund over the build period and interest accrues only on the disbursed balance. See ground-up construction loans and construction loans.

Common questions

Commercial Loan Calculator FAQs

How do commercial mortgage calculators work?

A commercial mortgage calculator applies standard loan math to the figures you enter. It sizes the loan from the property value and leverage, calculates the monthly payment from the interest rate and amortization period, and then measures the result against coverage tests such as DSCR and debt yield. The output is an estimate: lenders set final terms after reviewing the property, the borrower and the business plan.

How much down payment is required for a commercial property?

It depends on the program and the property. On the programs modelled here, indicative maximum leverage ranges from 75% to 80% of value for many permanent and bridge loans, which implies equity of roughly 20% to 25% plus closing costs. Construction and rehab loans are sized on cost and completed or after-repair value instead. Individual lenders may require more equity.

What DSCR is required for commercial real estate loans?

There is no single required ratio. The Commercial & Multifamily program in this calculator uses an indicative permanent-loan test of about 1.20x to 1.25x, while the DSCR rental program uses a 1.00x standard with No-Ratio scenarios to 0.75x, subject to eligibility. Lenders set coverage requirements by property type, leverage and loan structure.

How does commercial cash-out refinancing work?

A cash-out refinance replaces the existing loan with a larger one. The new loan pays off the current balance, any prepayment penalty and closing costs, and the remainder is paid to the borrower. Proceeds are limited by the lender’s maximum loan-to-value and by whether the property’s income can support the larger payment.

What is the difference between a bridge loan and a permanent commercial mortgage?

A bridge loan is short-term, usually 12 to 24 months, and is often interest-only. It finances acquisitions, repositioning or lease-up and is repaid by a sale or refinance. A permanent commercial mortgage has a longer term, such as 5, 7 or 10 years, and usually amortizes over up to 30 years, so it is sized on stabilized income and coverage.

How are construction loan interest payments calculated?

Construction loans are commonly funded in draws as work is completed. Under a non-Dutch structure, interest accrues only on the amount actually advanced, so early payments are lower and rise as the loan is drawn. The calculator models this with an adjustable draw schedule and calculates each month’s interest on the funded balance.

Calculator results and program terms are indicative and provided for illustration only. They are not a commitment to lend, an offer of credit, or a loan approval. Business-purpose loans only — no owner-occupied or consumer-purpose financing. Final terms depend on lender underwriting, appraisal, borrower qualifications, property characteristics, and other applicable requirements.
